  1. 1Close the door to the affected room. Isolation is your friend. Keep the area sealed off from the rest of the house.
  2. 2Turn off HVAC to that zone. Air handlers pull spores into ducts and deliver them to every clean room.
  3. 3Note the moisture source. Mold is a water problem wearing a costume. Recent leak? Humidity? Condensation? Tell us — it shapes the fix.

  1. Don't ventilate with fans. Blowing air across mold aerosolizes spores and contaminates clean areas.
  2. Don't bleach drywall or wood. Bleach treats the surface, leaves roots in porous material, and adds moisture that feeds regrowth.
  3. Don't disturb it dry. Scraping or brushing dry mold releases the highest spore counts. Leave it until containment is up.

Affected cavity dried to standard; antimicrobial applied where the S520 calls for it.

Final

Independent clearance

A separate licensed assessor tests and certifies the space. You get the paperwork for your records and any future sale.

Is mold in my house dangerous?

Why can't I just kill it with bleach?

On porous materials like drywall and framing, bleach kills surface growth, leaves the root structure, and adds moisture — the one ingredient mold needs. It's why bleached spots come back darker.

What does New York's mold law mean for me?

NY Labor Law Article 32 requires mold remediation companies to be state-licensed and — this is the good part for you — requires the clearance assessment to be done by an independent licensed assessor, not the company that did the work. Will it come back after remediation?

Not if the moisture source is fixed — that's why we diagnose and correct the water problem as part of the job. Mold without moisture is like fire without fuel.
